Reading the market: “fresh vs. seasoned” listings

Timing Matters. Not every home requires the same offer strategy.

One of the simplest things I pay attention to is how long a property has been on the market. That timeline often tells us a lot about the seller’s mindset — and helps us decide when to lean in strongly or when there’s more room to negotiate.

Here’s how I generally think about it:


0–14 days — Fresh

When a home first hits the market, sellers tend to feel confident and firm on price.

If this is “the one,” we usually come in clean and strong — close to asking (or slightly above) with thoughtful terms that make the offer feel easy and reliable.

30–60 days — The sweet spot

After a month or two, sellers often become more open to conversation.

This is where we can slow down, ask questions, and negotiate more comfortably — whether that’s a lower price, repair credits, or better terms. There’s usually more flexibility here without feeling rushed.

90+ days — More room to look deeper

If a home has been sitting for a while, there’s often a reason.

Sometimes it’s simply pricing. Other times it may be condition or needed repairs. Either way, this is where we take a closer look and negotiate thoughtfully, making sure the numbers truly make sense.

By paying attention to timing — not just price — we can craft offers that feel both strategic and grounded… and that’s usually where the best outcomes happen.
